A tankless unit heats water as it passes through, so it only burns fuel while a tap is running. On propane that means a long shower, the dishwasher and the washing machine at the same time, without anyone drawing the short straw.
Why propane for this
Sized properly, it does not run out. The limit is flow rate, not a tank, so back-to-back showers are a non-event.
A wall-mounted unit is roughly the size of a carry-on. The floor where the old tank stood becomes storage.
No standby loss keeping a tank hot overnight and all day while the house is empty.
A well-maintained tankless unit usually outlasts two tank heaters, and parts are serviceable rather than the whole unit being disposable.
What actually matters when we size one
Flow rate, not gallons. We count the fixtures you might run at once and work out the rise — how far the incoming water has to be lifted in temperature. Florida ground water is warm, which works in your favor and means a smaller unit does more here than the same unit up north.
Then venting. A tankless heater needs its own correctly-sized vent, and a gas line big enough to feed it — they draw far more than a tank heater while running. Undersized gas piping is the single most common reason a tankless install disappoints, and it is the part nobody sees.
